ASHLAND RANCH HOMEOWNERS ASSOCIATION NOTICE For the past several weeks, we have been receiving telephone calls from homeowners upset and complaining about other homeowners letting their dogs do their waste droppings in the Common Areas and on other homeowners’ yards.   There is a Town of Gilbert ordinance that will cite people who do not pick up after their pets on private property or public property. There are many “Dog stations” throughout the community. We added 6 more stations in 2023 for everyone’s use to help keep the community pet waste free. As neighbors of Ashland Ranch, please use these stations and if you are walking your pet inside the subdivisions, please have a bag with you and pick up after your pet.   The Landscape Company charges extra to pick up pet waste and homeowners do not need to pick up other neighbor’s pet waste, please have the same respect for the common areas and other yards as you would for your yard. If you see someone walking their pet and they leave their pet’s waste in your yard, please email us at hello@heywoodmanagement.com with an address and we will send a $100.00 fine. This is a health issue for pets and your neighbors.   Thank you, all for your support, on this matter.

ASHLAND RANCH HOMEOWNERS’ ASSOCIATION NOTICE Hello, Ashland Ranch Homeowners, This is a reminder. It has come to the attention of the Management company and the Board of Directors; Roof Rats have been spotted in some areas in Ashland Ranch. In Gilbert Ranch and Lindsay Estates they are many in those communities. To help keep Ashland Ranch safe from these rodents we need the help from every homeowner in Ashland Ranch that has fruit trees in their yards. These trees attract Roof Rats to the area. With this said, there are many homes in Ashland that have not kept their fruit picked or their fruit trees trimmed up and maintained. Effective immediately, the Management company will be assessing violations to any home that has not picked their fruit or maintained their fruit trees. There will be a one-time courtesy notice, then the next letter will start at $100.00, and $50.00 for each letter sent thereafter until the fruit is picked and the tree are maintained. This is an effort to control the rats from coming into the community. Also, if you have fruit trees, we are requesting you to have a Pest control company come out and set up traps in your yard and maintain this monthly. Please understand, this is a health matter for the entire community and everyone needs to do their part in helping keep the community safe and healthy. ASHLAND RANCH HOMEOWNER’S As a reminder, to everyone, during the holidays and especially JULY 4TH, please be aware of your neighbors, pets, and the safety to others and other’s property, it is illegal to set off any “Aerial Fireworks” within the Town of Gilbert and the community. General fireworks are permitted in Gilbert for the fun and safety of families. Other than that, firecrackers, M80’s, firing of a gun in the air and aerial fireworks are illegal. If this happens, please contact Gilbert PD, at 480-503-6500, or 911 if it is serious and let Law Enforcement handle it. Please give the address where the situation is occurring. ATTENTION ALL ASHLAND RANCH HOMEOWNERS   *THIS IS A REMINDER* PLEASE DO NOT DRAIN YOUR POOL INTO THE STREET. THIS CAUSES FLOODING IN THE COMMON AREAS AND CREATES A HUGE PROBLEM WITH MOSQUITOS. PER THE TOWN OF GILBERT’S ENVIORMENTAL DEPARTMENT, PLEASE DRAIN YOUR POOL INTO THE WASHOUTS IN YOUR FRONT YARDS. IF YOU HAVE QUESTIONS ABOUT THIS, CONTACT HEATHER, ENVIORMENTAL COMPLIANCE MANAGER AT 480-503-6517. IF WE GET A REPORT OF A HOME DRAINING THEIR POOL IN THE STREET, THE MANAGEMENT COMPANY WILL SEND OUT A VIOLATION LETTER FOR $150.00. THIS WILL BE ENFORCED AND FINES WILL NOT BE WAIVED. PLEASE LETS ALL HELP CONTROL THE FLOODING PROBLEM AND MOSQUITO POPULATION FOR EVERYONE.   Thank you

ASHLAND RANCH HOMEOWNER ALERT THERE HAVE BEEN REPORTS THERE HAVE BEEN CAR BREAK-INS IN THE WESTERN SKIES COMMUNITY ALONG WITH TWO STOLEN VEHICLES THIS PAST WEEKEND. THE VEHICLES THAT WERE STOLEN WERE LOCKED BUT WERE TAKEN ANYWAY. GILBERT PD IS AWARE OF THIS AND HAS UPED THEIR PATROL IN THE AREA. THEY ALSO WANT HOMEOWNERS TO KEEP THEIR EYES AND EARS OPEN AND REPORT ANY SUSPICIOUS ACTIVITY YOU MIGHT SEE, IMMEDIATELY BY CALLING 911. ALSO, IF POSSIBLE, TRY TO PARK YOUR VEHICLES IN THE GARAGE OR DRIVEWAY AND NOT ON THE STREET. MAKE SURE VALUABLES ARE NOT LEFT IN YOUR VEHICLE, MAKE SURE CAR ALARMS ARE ACTIVATED WHEN SECURING YOUR VEHICLE. A LOT OF HOMEOWNERS HAVE CAMERAS POINTING OUT TOWARDS THE STREET. IF YOU SEE ANYTHING SUSPICIOUS WHILE REVIEWING YOUR TAPE, PLEASE CALL GILBERT PD ON THEIR NON-EMERGENCY NUMBER 480-503-6500 AND LET THEM KNOW YOU HAVE SOMETHING ON YOUR TAPE. THEY WILL NOTIFY AN OFFICER FOR HIM TO FOLLOW UP ON IT. WE HAVE ALSO NOTIFIED OUR SECURITY COMPANY TO STEP UP AND DRIVE THROUGH THE COMMUNITY MORE AND ADDED AN EXTRA DAY DURING THE WEEK AT RANDOM.

Due to a family emergency, the food trucks that were scheduled for this Thursday, June 15th at Park #2 has been CANCELED! We hope to reschedule for a future date.

ATTENTION ALL ASHLAND RANCH HOMEOWNERS’ I’m sure you have all seen the work going on at the entrances and all the subdivision entrances. The Board approved to refresh and enhance these areas to bring a fresh and updated look to the community. They also will be painting all the gazebos in the parks and all the shade beams as well as the benches. With that said, they have also approved installing permanent lighting to all entrances for all holidays and lighting for the entrances on non-holiday times. These lights will pay for itself in two years and save the community thousands of dollars in Holiday lighting a year. Please see attached letter from the Town of Gilbert with regard to overseeding this season. The HOA is not requiring homeowners to overseed, however, you are still required to keep your property maintained and all other foilage manicured. Thank you.
